Deciding Upon A Fair Apartment Rent To Charge New Tenants

It is often quite difficult to estimate what a fair apartment rent should be. If the property is in a block of flats, then it will be easy to inquire about the prices that other landlords are charging.
But if the apartment is unusual or part of an exclusive development in a swanky part of the city, then a little bit more research and consideration will need to be done or given.
It is fair to say that many tenants will be prepared to pay a premium for interesting features, off road parking and garages, designer furnishings and quality kitchen, flooring and bathroom fixtures.
However if the location is unsuitable and unlikely to attract the average middle class person, it would be an unnecessary and inappropriate expense to embark on providing designer furnishings, exquisite flooring and a state of the art kitchen in such an apartment.
It would be an unwise business decision to provide designer furniture and facilities in an area that is mostly social housing or a neighbourhood that's predominantly populated by students.
The appropriate apartment rent that can be charged will be significantly less than could be expected from a property that is part of a brand new spacious development accessible to a motorway and which has spectacular country views.
Alternatively an apartment that's situated near a river or the sea, or an apartment that's on the top floor of a high rise block complete with a panoramic view of its environs will command a higher premium irrespective of the fact that its in a poorer part of town.
However landlords will also want to attract the best quality tenants that they can and in order to achieve that objective, they will need to provide smooth clean laminate flooring, quality linen curtains and a nice shower fixture which may well be an incentive for prospective tenants to consider a location they would otherwise have dismissed.
Landlords must also remember that their apartment rent income will affect the amount of tax that they may have to pay and it may well be worth reducing the rental charge to offset any taxes or insurance payments that may become due.
The average cost of maintenance of the apartment also needs to be factored into the price estimation and this can be suitably achieved by pre purchasing maintenance agreements or taking out maintenance insurance on certain critical household features e.g. the boiler.
Putting all these factors into consideration, the first point of call is to find out how much other landlords in the area are charging. This can be done via the internet especially as many properties now come advertised complete with photos and videos as displayed at the Lettings Mall.
A quick comparison of similar apartments in the same location with different levels of d?cor will give an indication of how much you may consider to be fair rent.
New tenants looking for a reasonable and affordable apartment rent agreement should look at as many similar properties as possible.
By comparing the general location, quality of fittings, security and maintenance arrangements it should be possible to decide if the apartment rent is fair and acceptable.
